Membrane Systems

Membrane systems have been around for decades in the roofing industry. These systems are particularly suitable for commercial buildings due to their ease of installation and maintenance, energy efficiency, durability, and extraordinary lifespan.

However, they are not infallible. Time, weather, poor installation, and other damage-causing events can cause a membrane system to fail. When that occurs, a membrane restoration may be the most cost-effective solution to the problem.

Single-ply Membrane Disadvantages

Single-ply membrane roofing systems inherently have potential problems common to all types and manufacturers.

Puncture. Though durable, membranes are susceptible to puncture. Lacking any form of hard top layer, the thin membrane is at risk from hail, dropped tools or wind-blow debris. A puncture in the membrane eliminates the waterproof nature and opens your building up to risk from water damage.

Protrusions. Rooftop accessories like vents, A/C units or skylights extend up from the surface of your roof. The roof structure is protected by flashing around the bottom of the protrusion. As a solid roll of material, full coverage of the flashing, extending up the side of the penetration is difficult to achieve. Again, lack of complete protection opens your building to water damage risk.

Seams. Seams are the most common point of failure for any roofing system. If not fully connected, whether chemically with adhesives or via heat welding, seam separation will inevitably occur, rendering your roofing system inadequate.

UV Rays. The radiation associated with UV rays from the sun is killer on adhesives. As adhesives are frequently what holds the seams together, as well as keeping the system in place, UV rays are highly damaging to single-ply membrane roofing systems.

Membrane Restoration Services

Your existing single-ply membrane system can be protected and restored, even when the damage noted above has already occurred!
With the application of a restorative coating, your existing system receives the following benefits:

Stops leaks with superior waterproofing
NO SEAMS
Extends life of your existing system
No expensive tear-off
Increased energy efficiency
Reduced utility costs
Dirt and discoloration resistance
Minimal maintenance
Water-tight protrusions/penetrations
Potential for tax or utility based credits

Once your membrane restoration is complete, annual inspection, cleaning and minor maintenance is all it takes to keep it functioning for years.

A liquid coating is sprayed onto your existing system, including slightly up the sides of any penetrations or protrusions. As the liquid dries, it forms a solid, seamless, unbroken layer of protection across the entire structure. The lack of seams negates any risk of seam separation.

Highly reflective, UV rays and solar heat are bounced away from the rooftop. This reduced UV damage, improves energy efficiency and has been shown to save up to 30% on cooling costs.
